What We Cover
Collin County is one of the fastest-growing areas in the country, with median home values well above $400,000 in communities like Frisco, Prosper, Celina, and Allen. Your home is almost certainly your largest single investment — and a standard homeowners policy is the only thing protecting it from fire, hail, theft, and liability claims. A single severe hail storm can damage every roof in a subdivision. A house fire destroys an average of $77,000 in personal property.
Collin County Insurance Group shops your homeowners coverage across multiple carriers to find the right combination of protection, deductible, and premium. We know which carriers perform well in North Texas — including how they handle the hail claims that happen here every year.
What We Cover
Dwelling Coverage pays to repair or rebuild your home’s structure — walls, roof, foundation, built-in appliances, and attached structures like garages. We recommend insuring to full replacement cost, not market value. Rebuilding a 3,000-square-foot home in Collin County can cost $250–$350 per square foot, which often exceeds the purchase price.
Personal Property covers your belongings — furniture, clothing, electronics, appliances, and everything inside your home. Standard policies cover personal property at 50–70% of your dwelling limit. For a $400,000 dwelling, that’s $200,000–$280,000 in contents coverage. We recommend replacement cost coverage rather than actual cash value, so you receive enough to buy new items rather than depreciated amounts.
Liability Protection covers you when someone is injured on your property or you accidentally damage someone else’s property. If a guest falls on your walkway and sues, liability coverage pays the legal defense and any settlement — up to your policy limit. Standard limits are $100,000–$300,000, but we often recommend higher limits or an umbrella policy for families with significant assets.
Additional Living Expenses (ALE) pays for temporary housing, meals, and other costs when a covered loss makes your home uninhabitable. After a fire or major storm damage, ALE covers your hotel, restaurant meals, and increased commuting costs while your home is being repaired. This coverage can last 12–24 months depending on your policy.
Other Structures covers detached buildings on your property — sheds, fences, detached garages, pool houses, and workshops. Standard coverage is 10% of your dwelling limit.
Scheduled Personal Property provides additional coverage for high-value items like jewelry, watches, art, firearms, and collectibles that exceed standard policy sub-limits. Most homeowners policies cap jewelry coverage at $1,500–$2,500 per occurrence — far less than the value of many engagement rings.
What Homeowners Insurance Does NOT Cover
Understanding exclusions is just as important as understanding coverage:
- Flood damage is never covered by homeowners insurance. Period. If rising water enters your home — whether from heavy rain, overflowing creeks, or storm surge — you need a separate flood insurance policy. Many Collin County homes are near Wilson Creek, Rowlett Creek, or other drainage areas that flood during heavy rain events.
- Earthquake and ground movement are excluded in Texas, though earthquakes are rare here.
- Maintenance and wear — gradual deterioration, mold from neglected maintenance, and pest damage are not covered.
- Sewer and drain backup is excluded on standard policies but can be added as an endorsement. We recommend it for any home built before 2000.
North Texas Risks for Homeowners
Living in Collin County means facing specific hazards that affect your coverage needs:
- Hail and wind — DFW is one of the most hail-prone metro areas in the country. Storms in 2023 and 2024 caused billions in residential damage across North Texas. Make sure your roof coverage uses replacement cost, not actual cash value, and understand your wind/hail deductible (often 1–2% of dwelling value).
- Frozen pipes — Winter Storm Uri in 2021 caused an estimated $18 billion in damage statewide, with burst pipes as the leading cause of homeowner claims. Insulate exposed pipes and know what your policy covers.
- Theft and property crime — while Collin County is relatively safe, package theft and auto break-ins do occur. Personal property coverage and scheduled endorsements protect your valuables.
